Are Building Permits Necessary?

Q:

We want to upgrade the heating system in our house.  Do we have to take out a building permit with the city?  We don't want our property taxes to go up.

A:     Taking out a building permit might not cause a property tax increase in your situation, and it is very likely to avoid a major headache if your living situation should change.

    It's our policy to pull a permit on every job we do, for the homeowner's protection.  In our view, it's a mark of a good contractor.  A building permit is your assurance that the job is done correctly.  A permit is also a valuable document when it comes time to sell your home.  Permits assure the buyer that work was done up to the city's standards.  A simple call to city hall is all it takes for a potential buyer to find out if a permit is on file for any recent improvements.  If a buyer helps the city find an improvement completed without a permit, inspectors can force the dismantling of the improvement and assess hefty fines as well.

    The best news of all is that a furnace or AC replacement probably won't increase the assessed valuation of your home.  That means no unexpected jump in your property taxes.
